Fensa is the government-authorised self-certification scheme for replacement windows and doors in England and Wales. As a Fensa Approved installer, Red Lion Windows can self-certify that our installations comply with Part L of the Building Regulations — which covers energy efficiency — without requiring a local authority building control inspection. After every applicable installation, we register the work with Fensa and provide you with a certificate. This certificate is required when you sell your property or remortgage, and it is also a signal that our quality and compliance is independently monitored.

The first step is a free survey. One of our team will visit your property, assess the openings, and talk through the options — style, colour, glazing specification, and any specific requirements you have. We will then provide a written quotation with no obligation. There is no charge for the survey or the quote.

Yes. All replacement window and door installations that fall within Fensa's scope are registered on your behalf as part of our standard service. We issue you a Fensa certificate after each registered installation, which you will need when you come to sell or remortgage your property. If your project includes work that falls outside Fensa's scope, we will advise you on any additional compliance steps needed.

The cost depends on how many windows you need, the size and style you choose, the glazing specification, and any access or reveal considerations specific to your property. Door prices vary depending on the type — composite, UPVC, bifold, French, or patio — and on the size, style, and hardware specification you choose. Contact us for a free survey and written quotation. We will be clear about cost before any work is ordered.

In most cases, replacing like-for-like windows or doors in a standard residential property does not require planning permission. Exceptions include listed buildings, properties in conservation areas where there may be restrictions on materials or style, and flats. Conservatories have their own rules under permitted development. We will advise you at the survey stage if your property has any specific planning considerations, and we handle the Fensa compliance registration for all applicable installations.

Conservation areas have specific rules about what alterations are and are not permitted. Some conservation areas allow like-for-like UPVC replacements in styles that match original windows; others require timber or specific materials only. For period sash windows in particular, the rules vary considerably across Lincolnshire's market towns. We will check the requirements for your specific area before you commit to any work, and where a standard replacement is not appropriate, we may recommend secondary glazing as an alternative.

Yes. We offer a range of repair services including sealed unit replacement for misted or failed double glazing, handle and lock repairs, hinge replacements, and frame seal repairs. In many cases a repair is the right — and more cost-effective — solution. We will always give you an honest assessment at survey of whether repair or replacement is the better option for your specific windows.

Not necessarily. Misting between the panes means the sealed unit has failed, but if the frame itself is still in good condition, we can often replace just the sealed unit rather than the whole window. This is typically more cost-effective than full window replacement. We will inspect the frame at survey and tell you honestly which approach makes sense for your situation.

Yes. We specify A-rated, low-emissivity glass units as standard across our window range, and our door systems use thermally broken frames and well-sealed perimeters to minimise heat loss. Energy efficiency is a genuine consideration in Lincolnshire's exposed climate — well-specified glazing makes a real difference to heating bills and comfort, particularly in the flat, wind-exposed Fenland areas around Boston, Spalding, and the Wash coast.

We offer a wide range of colours and finishes across our UPVC and aluminium window and door ranges. Standard UPVC is available in white, cream, grey, anthracite, black, and a range of woodgrain foil finishes that replicate the appearance of painted or stained timber. Aluminium products are available in any RAL powder coat colour. We will bring brochures and samples to your survey so you can see how options look against your property.

Most conservatories fall within permitted development rights and do not require planning permission, provided they meet the criteria on size, position relative to the boundary, and height. There are exceptions — listed buildings, flats, and some conservation area properties — and we will advise you honestly on your situation at the survey stage. For projects that need it, we can also advise on the prior approval process.

Yes. Red Lion Windows is fully insured for all the work we carry out, and we are a Fensa Approved installer — which means our installations are independently monitored for compliance with building regulations. Fensa Approved status is not self-declared; installers must meet and maintain the scheme's standards.

Before we start, we will confirm the installation date and agree access arrangements with you. Our team works tidily — windows and doors are removed carefully, waste is taken away, and we aim to minimise disruption to your household throughout. If you have any concerns about security during a multi-opening installation, please let us know and we will work with you on the sequencing so your home is never left unsecured overnight.
